How to read the result

The most common underwriting error is an operating expense line that is too thin. Property tax, insurance, maintenance, management and utilities on a small residential building frequently land between 25% and 40% of effective gross income.

Test the deal against a rate increase and a rent decrease before you make an offer. If either breaks it, you are relying on conditions rather than on the asset.

Treat any figure you have not verified against a document or a comparable as an assumption, and write it down as one.
