Who the service is for
PropertyEdge is decision-support software for licensed real estate professionals and their brokerages. You must give accurate registration details, and you may not share your login with anyone outside the seats on your plan.
Use of the service
PropertyEdge provides software that produces real estate analysis from inputs you supply and data available to it. You are responsible for verifying every figure before acting on it.
No advice
The service does not provide investment, tax, legal, accounting or appraisal advice, and does not create a fiduciary relationship.
Subscriptions, billing and what each plan includes
Paid plans are monthly subscriptions billed in CAD through Stripe, and they renew automatically on the same day each month until cancelled. Prices are exclusive of any applicable taxes. Free includes 1 seat and 3 AI credits per billing period. Solo Agent, $59.99 per month, includes 1 seat and 75 AI credits per billing period. Team, $149.99 per month, includes 5 seats and 500 AI credits pooled across those seats, with extra seats at $29.99 per month. Brokerage Enterprise, $399.99 per month, includes 20 seats and 1,000 AI credits pooled across those seats, with extra seats at $19.99 per month. Deterministic work — the underwriting engine, Deal Score, scenarios, sensitivity and Monte Carlo — never consumes credits; only AI requests do. Solo Agent includes a 7-day free trial and Team a 3-day free trial. During a trial, usage is capped below the paid allowance: Solo Agent 10 AI credits and 8 listing searches; Team 30 AI credits and 15 listing searches, pooled across every seat. If the trial is not cancelled before it ends, the subscription converts automatically to the full paid plan and the full allowance applies from that moment. Cancel any time before the trial ends and no charge is made. Brokerage Enterprise has no trial and is billed immediately at checkout. Credits reset at the start of each billing period and do not carry over. If you use every credit, AI features stop until the period resets or you upgrade; everything else keeps working.
Cancellation and refunds
You may cancel at any time. Cancellation takes effect at the end of the current billing period: you keep paid access and remaining credits until then, and you are not charged again afterwards. Partial months and unused credits are not refunded. Deleting your PropertyEdge account does not by itself cancel your subscription — you must also cancel the subscription, or billing continues. If a payment fails, access continues through a short grace period and then falls back to the Free plan until payment succeeds. We may suspend or end an account for non-payment or for breach of these terms.
MLS and data usage
MLS content is licensed by real estate boards, not owned by PropertyEdge. Where PropertyEdge displays MLS data, it is shown only to users we have verified as registered real estate professionals whose access has been authorized by their brokerage's broker of record, and only for the board or boards that user is a member of. Your use of that content remains subject to your own board, brokerage and MLS agreements, and those rules override anything more permissive here. You may not scrape, bulk-export, resell, republish or feed MLS content into another product or model. Accuracy, completeness, timeliness and continued availability of MLS data depend entirely on the licensing MLS board and its data feed; PropertyEdge does not warrant it, and access may change or stop if a board changes or ends its licence. If your registration, board membership or broker authorization lapses or is declined, MLS features stop immediately while the rest of the product continues to work. Other data shown in the product comes from public and third-party sources with their own source and date labelled; verify anything you rely on against the original record.
Acceptable use
You may not resell, scrape or redistribute analysis output as a competing data product, use the service to train a competing model, or use the service to violate applicable law.
