Comparison
Best Real Estate Deal Analysis Software
Rather than ranking products we have not independently tested, this page gives you the evaluation framework serious investors use — so you can judge any tool, including ours, on evidence.
| Dimension | Requirement | Why it matters |
|---|---|---|
| Transparent formulas | Must be inspectable | You cannot defend a number you cannot trace |
| Configurable assumptions | Editable, not hidden | Local taxes, vacancy and expenses vary widely |
| Capital reserves | Explicit line | Excluding them systematically overstates returns |
| DSCR and financing model | Required | Financing usually binds price before return targets |
| Stress testing | Built in | Single-scenario underwriting hides fragility |
| Fact vs estimate labelling | Required | Unlabelled estimates become false confidence |
| Export and reporting | PDF or shareable report | Needed for partners and lenders |
| Data source disclosure | Named sources | Undisclosed data cannot be verified |
Questions to ask any vendor
Where does each data point come from, and what is its date? Which numbers are modelled rather than sourced? Can I change every assumption? What happens to my saved deals if I cancel?
A tool that cannot answer these clearly is asking you to trust output you cannot audit.
Red flags
Guaranteed returns, undisclosed data sources, precise-looking statistics with no citation, and models that cannot show a downside case are all reasons for caution.
Be equally wary of tools that hide their formulas: underwriting you cannot inspect is not underwriting.
How PropertyEdge measures up
We publish our formulas on the free calculator pages, label every estimate with a confidence score, and separate verified facts from modelled assumptions in every analysis. We do not publish market statistics we cannot source.
Bottom line
Choose the tool whose numbers you can audit, whose assumptions you can change, and whose estimates are labelled as estimates.
PropertyEdge provides analysis and estimates for informational purposes only. It is not investment, tax, legal or appraisal advice, and no return or investment outcome is guaranteed. Estimates are modelled from the assumptions shown and must be verified against leases, inspections, tax bills and municipal records before you make an offer.
