Where Excel is genuinely better
Unusual capital structures, joint-venture waterfalls, development pro formas and bespoke tax modelling are all easier in a spreadsheet you control. If your deal is one of a kind, build it once and build it properly.
Excel also has no dependency on a vendor. Your model belongs to you permanently.
Where a purpose-built analyzer helps
Volume and consistency. Screening twenty properties in a week in a spreadsheet usually means twenty slightly different copies of the same model, which is where errors and inconsistent comparisons appear.
